Hello everyone I'm back and need help. I am the president of my board and have completed 4 board meetings. One each month. We have 7 board members and not one of them can agree with another. We are constantly arguing in front of home owners because these have to be open meetings. I at this point need to know what can be done about a dysfunctional board that just wants to argue with each other. Can a board be disbanded and I start again with new volunteers or just hand it over to a management co. Any and all advise will as always be welcomed. Sincerely Bob G

I sympathize with your situation, and you should know that yours is not the only HOA with a dysfunctional board.

Disbanding a sitting board requires a recall by the membership that voted them in, and is probably unlikely.

Hiring a management company would probably help, but would require the board to vote in favor for doing this, and a special assessment (or an increase in dues) to pay for the service.

As hard as it can be, my advice would be to hang in there try and appeal to each director to work for the communities best interest. Appeal to their better nature to put aside personal animosity and make good decisions. Setting a good example could be contagious.

There's never a majority vote in favor of ANY agenda item In four meetings? Can you give some examples of a few agenda items, and speculate about why each and every one fails to get a majority vote?

I feel like something important is missing. Is the agenda each month logically organized? Is there adequate background or support materials for each agenda item? Are you able, as president, able to keep the meetings on track and on topic?

While a PM might help educate your Board, which might be needed, that individual has no vote . . .
