I think that looking for confirmation of an idea or thought is typical of most people.

Some of lack of details may be due to the poster thinking that what is common knowledge to them isn't common knowledge to all. Some of it may be caused by receiving advice (or reading advice for what they thought was a similar issue) on other sites resulting in the poster already having a plan of action before finding this site and is expecting similar answers.

Fortunately many on this site do ask questions to fill in the missing details.

This forum also gave me an idea of what the problems were in other states.

Point well made and point well taken...

I am one of those dreaded newbies

However, it took me weeks of reading here to gather the courage to
ask my first question.
And y'all stepped up to the plate and helped me greatly!

I have definitely seen many 'long timers' here that mercifully and
tirelessly give their time. And I know that MANY benefit from it.

One drawback I've suffered is that I can't quite seem to get the
hang of this forums' search function. I rarely find what I'm
looking for and when I do, it's very dated.

I'm also jealous of how y'all seem to be able to find any States'
Code so fast and wish I knew how ya did it...

I believe the purpose of this site as described in the banner at the top of this page has been missed by many of the new posters here. This site is supposed to be for those serving on the Boards of associations to help share information and knowledge. More positive that what has occured recently.

Today, we seem to have more folks complaining about or searching for suggestions when they have had a differnce with the Board or HOA. And as you suggest many times they are less than forthcoming with the details but rather provide the information that they beleive supports their positions.

So many times people have no idea of what governs their property either the CCRs or state regulations but rather "feel" this is the way THEY think things should be. And they view the Board or MC as some separate entity that is opposed to benefitting the property and work only in their interest. The Board members are also owners who you would think might want to act in the best interest of the property. Then in many cases they rush in with all of their suggestions and changes and are shocked when the members of the Board resist. Human nature simply at work.

One poster decided with a group of other owners to approach the Presdient and suggest it was time to resign. When she declined their suggestion shock.

When one poster thought every decision should be run by all the owners shock when the rouge Board failed to do so.

When one poster joins the Board and is the subject of a special meeting to discuss his "disruptive behavior" shock when he is treated that way.

When one owner now decides they no longer wish to be a member of the HOA they brought into shock when the process is difficult if not impossible.

When one poster gathers a petition to reduce the HOAs common charges by one third understanding nohing about the costs and expenses of operating THEIR property shock when the Board doesn't embrace the idea.

I do no accept as complete the information many posters here provide. Nor would I ever give an opinion when crucial details have been left out.

Sadly, today many folks assume their opinions are reality. Many assume they have a real understanding of the regulations, laws, and documents when they do not. Many assume they have an understanding of the responsibility of HOA Boards when they have never served on one. IMO difficult if not impossible to deal with such folks.

In general regarding perhaps the most expensive item they own most people don't have any real understanding of what they bought into or how it operates or their role.

That IMO causes 99% of the difficulties and conflicts we read about here.
