We are not getting the services listed in our current contract so we are working on revising it.
We are a 43 unit condominium with 2 units on the ground floor. A community room that can seat up to 43 people and also a laundry room with 4 washers and dryers are on the ground floor. The second floor has the entry way with the mailboxes. Units are on the 2nd and 3rd floor.
We have been paying extra for maintenance that should have been provided by our service provider.

We are currently paying $1,450.00 for housekeeping and maintenance.
We are going to offer a contract (with items deleted from the current contract) for $850.00 to give us "wiggle room".

I know you can't tell definitely since you don't have all the details. But I am wondering what you think a fair price might be.

Our service provider is here one day a week and on rare occasions for an emergency.

I forgot to mention that the service provider is here for a short time every day to take out trash and walk through the building checking for Maintenance needs.

Part of their duties is to clean the light coverings one time a years. This is only one of the items they have not taken care of even after we have asked them to.

From the information you have provided tough to determine whether the pricing is fair or reasonable.

How many hours IN TOTAL do they spend each month on the property?

Then you can see about what it is costing you per hour.

Then you might be able to judge with the reduced duties how much would be a fair amoun of compensation.

Now if the issue is they are not fulfilling the terms of their contract with you why would you now revise this contrac with the same service provider? What makes you think they would live up to his contract?

If their contract requires they clean he light fixtures and they failed to do so that is no a problem with the curren contract but rather with the parties. One failing to do their work the other failing to make sure the work they pay for is done.

Our service provider is also our neighbor. This building was build by a religious group that owns the Care Center adjacent to us.

It would be easier if we weren't dealing with a neighbor.

Also in 2010 a vote (actually an invalid vote - long story) was taken to go to self management. This neighbore was also managing us. The headquarters for the religious group is in Minnesota.

We do want to keep on as good as term as possible with our neighbor. We are a senior community with pull cords in each unit we can pull in an emergency and nurses from the care center will come check on us. I had to use the cord in October 2010 after moving in July 31, 2010. I was certainly glad the nurses came and stopped bleeding, called an ambulance and my sister.

Our service provider removes the trash everday and takes it to the dumspter. Someone also walks through the building checking for maintenance needs. I think this might take up to an hour a day. Other than the trash removal and walk through some one is here cleaning the common areas every Friday. My quess this may take anywhere from 8 to 10 hours.

We figured what they do for us is worth about $850.00 per month. We are currently paying $1,450 per month.

Bonnie, the only way to truly get an idea of what the work is worth is to put together a set of bid specifications and get local companies to bid on it. $1450 may be high or it may be low, same for $850 but you won't know until you can compare apples to apples. But make sure you require as part of the bid and request proof that they are licensed to do business in your city/county/township, they have workman's comp and are insured. Saying we're willing to pay X for the work without knowing what the work is worth is IMHO foolhardy.

Oh and if the current cleaning contractor/handyman has a contract you will need to do this when the contract ends or jump through hoops to prove you terminated for cause rather than you simply found someone cheaper. So the Board needs to document every time they fail to live up to the contract, and send them a letter asking them to comply.

This a unique relationship and there just might be more services in it (like the emergency care you received) then cleaning and trash emptying. I suggest you pay close asttention to it and discuss it with the present service povider before looking outside at someone else.

Our current contract has a provision that either party can discontinue with a 60 day notice to the other party.
