Our local BOD has the "Executive Session" and then the meetings with the owners. In Nevada, there are only a few types of items that are supposed to be covered in executive session and other issues are supposed to be discussed in open session.

I am wondering how other associations conduct their meetings and deal with the executive sessions.

We start with old business, then new, allow any homeowner that desires to speak and then adjourn to executive session where we discus delinquent homeowners or any other sensitive matter. By sensitive I mean:

(A) Information that pertains to condominium property related personnel matters;

(B) Communications with legal counsel or attorney work product pertaining to pending litigation or other condominium property related matters;

(C) Information that pertains to contracts or transactions currently under negotiation, or information that is contained in a contract or other agreement containing confidentiality requirements and that is subject to those requirements;

(D) Information that relates to the enforcement of the Declaration, By-Laws, or rules of the Association against Unit Owners;

(E) Information, the disclosure of which is prohibited by state or federal law.
