Hi, I am new here. Are you legal advisors or just volunteers? Who answers questions and posts answers? Thank you.

we are ordinary people, just like yourself .... take our advice with a grain of salt

IMO: Such an item as a "HOA EXPERT" does not exist.

This dichotomy is what keeps attornys wealthy.

NO LEGAL ADVICE HERE.

Just folks from around the country with varying levels and amounts of HOA experience and some free time.

Anyone can post, answer, and debate issues regarding HOA living providing they follow the forum guidelines.

No legal advice, just opinions, experience and guidance. You will note that each reply has a state referenced. That is because not all states have the same laws or property codes. So what we do here in Texas may not be what is legal in Florida.

Positively no legal advice is given in this forum.

The members here offer advice and opinions based on what information you provide, their personal knowledge, personal experiences, any research they do and, hopefully, some common sense.

By sharing what we know, we learn from each other.

Please note, that a lot of this opinion is based on what information is provided from the poster. Having additional information may easily change the advice and opinion provided.

Just like an attorney's legal opinion or a Doctors medical advice, the decision is that of the original poster and they are free to use all, some or none of the advice or opinions offered.

Just as an attorney or doctor can give bad advice, it can happen here or in any other forum you visit. Therefore, I encourage the poster to read all the opinions and then look for consistencies in those opinions. Do research on their own and verify what someone is basing their opinion/advice on (Federal/State laws, your governing documents, etc.). Then be willing to ask additional questions based on your own findings.

Hope this helps,

Tim
