We are a small Florida HOA, 20 units. Is it possible or practical to dissolve a HOA

Yes and no. Do you share common property? If so what is it? Need more details on your HOA's setup before answering.

It's going to depend a lot on what type of association you have and whether you have any common areas to maintain.

If you are a condo association, for example, where the association is supposed to maintain not only the exteriors but also the spaces between units, dissolution would be difficult. If you have driveways or privately-maintained streets, you will need some means of maintaining them.

On the other hand, if you have a community of 20 free-standing homes on public streets with no common areas, there would be little need for an association.

Also remember that dissolving an Association does not dissolve the Covenants.
Those are deed restrictions and will still apply.

Hi William:

First may I ask ... Why do you want to dissolve the HOA? Also, like others what common area property (park, green space, etc) or common items (i.e., irrigation, etc.) does the HOA maintain or the property owners share?
