I need to file two liens. What is the best online service to use for this? How much?

Our community is located in Atlanta, Georgia.

Have you had a lawyer look at your docs to determine if you have the ability to place a lien, and for what, based on your CCR/bylaws?

According to the docs, a lien can be filed after the owner amasses $750 in overdue fees.

Some states require a lawyer to file while others don't. Generally a lawyer will do it for a fee of a few hundred dollars. That amount is then added to the lien as money owed. A lien will also accrue over time. I would call your local courthouse to find out what their policy is about filing liens. They should tell you the court costs, paperwork required, and if you need a lawyer. Some states have what is called a "Super lien" which makes the amount owed equal to the bank in certain cases. Only a few states offer them. I don't think Georgia is one but it's something to ask a lawyer about.

I would consult your HOA attorney on whether you need an attorney to file the lien. If you do then you give them the information to file and add his services to the cost. If you don't then you need to contact your county register of deeds, get an example of a lien document, create your own, notarize it, pay the fee and mail in.

That is what we do, $8 plus $.26 for every $100 owed and we can have a lien filed.
