We are a small community. Planned for 55 homes but we only have 30. We are currently self managed however enforcement is difficult and we are now considering an outside vendor to conduct our enforcement actions.

Can anyone suggest a community management company that specializes in small communities? We only have an annual dues of $225 so budget is obviously very inportant.

It would be more beneficial for you to check with HOA's in your local community and ask whom they use and whether they have had any issues or problems.

I would also add, be careful what you wish for. Management companies are not cheap. An independent contractor doing the same can be less expensive.

Having an outside vendor be the face of enforcement doesn't keep the Board out of having to be the heavy. This is because the Board would still have to deal with the due process hearings for every alleged violation cited. This can make board meetings long. Before you consider hiring an outside vendor, make sure you have an enforcement policy in place.

I've seen reports where some management companies receive a percentage of the fine generated from any infraction reported (similar to those speed cameras and red light cameras). When this happens, the company might see it as another revenue stream rather than part of their contracted services and they can be over zealous in their enforcement which can cause animosity within the development. My advice is to not agree to any contact that contains that type of language.

We actually used an independent contractor once at a cost of $350 per month. The issues it caused within the community wasn't worth it. I suppose on the bright side, annual meetings had the highest attendance ever during that time frame but most of the meeting was discussing enforcement methods.
