I wanted to find out from this community some of the items that we as the HOA board to look for or request in the plans for a HO request to install a pool in there fenced in back yard. We have one other pool that was added during the builders managing the HOA prior to our taking over the HOA. This is our first pool request.

I recommend the owner provide a base map where everything depicted is at a scale (1 inch = 5 feet preferred, or 1 inch = 10 feet) that shows all property lines, easements, the house, north arrow, pool design, location of water filter, existing utilities, proposed utilities, fencing required by code, existing fencing, a description of the neighboring properties with consideration of views in and out, lighting of the pool if any. Basically everything that you would request from a pool design manufacturer/installer, or landscape architect.

As Homeowners we went thru this process when we were led to believe we were part of the HOA.

The HOA should also recognize that City/town bylaws must be met as far a setbacks from property line etc which can limit the placement of a pool. Ideally the HO would also want to locate it to maximize sun exposure further narrowing down possible placements on a lot. Take these things into account as if you make them put the pool in one spot it may defeat the purpose of having the pool in the first place. A good pool contractor should also go over some of these requirements with the potential buyer.

A good pool contractor should be able to provide plans and specifications as they will also have to provide them to the local authorities for permits.

Our HOA does not require a Architectural Request for a in ground pool. City codes provide enough over site and if below the fence any thing is OK as long as it doesn't bother the neighbors.

Along with all the other great suggestions, plot survey, contractor, etc., I would also ask for the permits from the City/County to be sure the Owner/contractor secured them.
