LindaC3,

See my post today to TedS' post "arizona laws in regards to reserve funds".

A transition engineer is an independent contractor hired by an HOA/COA to document an association's common elements to find deficiencies in construction and establish the replacement costs of the elements over time.

Best of success!!

Gerald Thanks Bunches-- Here is florida we must use a "structural" engineer duly licensed to perform those types of inspections with regards to Buildings. I have a PE on my staff and we have "offered" suggestions to the CAM here with regards to mitigating hurricane damages and showing them steps they can take to lessen their damages to our common buildings. Some suggestions were followed while others were not---- Hey you can bring a horse to water- you just can't make them drink as they say...Linda C
