I am new to this website and was wondering if this is a good tool for my HOA. I am seeking out an Evaluation Checklist to address members houses that have fallen below the minimum standards per the CC&R's. We have in the past let things slide but now want to establish the due process again by doing a blanket evaluation of all homes. After addressing the members as a whole we can then focus on the ones that don't bring their property up to minimum standards. Thank you for your replies.

Are you asking for an inspection list for your Architectural committee (or other entity) to use when making annual inspection?

Seems to me that checklist would be highly dependent on the verbiage of either your governing documents and/or the architecural/maintenance rules that were established by the BOD as permitted in your governing documents.

Without that level of specificity, I'm not sure that we can help here . . . . .

I've attached an inspectors check off sheet and a notice that was sent to the members identifying the difference between the categories.

VIOLATION – Any item receiving this rating requires that the homeowner performs required maintenance, repair or actions to bring the item into compliance with current Association Guidelines. In accordance with Policy Resolution 6, the homeowner is given 30 days to resolve the issue. If the issue is not resolved or if a request for additional time was not submitted and approved, at the end of the 30 days the Committee will continue with procedures established by the Board of Directors to bring the item into compliance
