I am the manager of an HOA in Alaska. We live on the coast and 90% of the community lives in my building. We are in bad need of new windows. There are two hundred condos in my building. That means around sixteen hundred windows. Does anyone know of a grant that may help us cover the cost? Any suggestions?

Sounds like special assessment time or to apply for a loan. A HOA is only funded by it's members for it's members. If you need the repairs done, you are ALL going to have to chip in the money to have it done. Otherwise, you may vote to see if your HOA can get a loan for the job. That means you may have to increase the dues instead to cover the loan payments.

You may check out several contractors. There are still tax breaks out there for installing energy efficient items like windows. I would say you shouldn't pay more than $100 - 150 pending on size. You also have to factor in the people who will refuse the pay the special assessment and extra work. I'd say add an extra 20 - 25% to the final quote to cover these extra expenditures. If there is extra then you all may be able to divide it back amongst yourselves as a refund.

I don't know of any grants that an HOA would be eligible for. As Melissa says, there may be tax credits for installing certain types of windows. However, since HOAs generally end up with little or no tax liability (assuming they file with HOA preferred tax status using Form 1120-H) I don't see how tax credits would help.

Are there free government grants for windows? Uhhhh..... likely no, but your in Alaska, and that state has weird freebies. Ask other Alaskan condo associations.

A special assessment will need to be issued or you pay for it out of your reserves. If you issue a special assesment of say $500 per condo, you can get an energy credit as a tax write-off for your portion, you paid, of the special assessment.

I tell you what. I have no clue and it seems no one on this board does either. I found grants no one knew possible. Just get off your ‘bud’ and ask the Alaska Government agencies. It is really hard work to find one and to pull it all together.

On a quick BING search, I found many sites that have information about Grants in Alaska, As was said, get busy on the internet and doing some research will give you lots of places to look at for applying for a grant. Focus on Energy Saving areas.
