I misesd the call from the insurance adjuster yesterday as I was going to an emergeny Board meeting and got stopped by a daughter of a lady that will be moving in. I never have gotten in contact with the adjuster again.
I was at Home Depot today and was told by an employee of Home Depot that they would come and give a free estimate for roof repair. I thought that would be good to get. So I called our President who told me to wait for the insurance adjuster to come to see if our roof even needed repairs.
For pity sakes ceiling tile in a third fl unit is water stained. It was never water stained before. Doesn't a water stain in the ceiling of a unit on the top fl indicate the roof needs some repairs.
It seems to be always waith for this wait for that.
Any suggestions on how I can get our Board to move a little faster? I know sometimes we have to push and prod and wait for a business to come, but why make the delay any longer than it needs to be.
I am the newest Board member. Maybe I am expecting too much.

I know you mean well but perhaps you are undertaking too much responsibility. President runs day-to-day business of the association, not a secretary. Unless you are asked – or given a permission - to do something beyond your duties it may be better for you not to take action on every issue that comes up.

You don't know the the degree the roof needs fixed. It could just need a shingle replaced or it could need the whole roof. An adjuster will approve the exact monies required to do either. Skipping the adjuster would be a very bad mistake.

Patience is a virtue because this is NOT your money...It is EVERYBODY's money in the HOA. A lesson learned a long time ago as president. You can't treat the finances as if it were your own home. You have to treat it like it is, and that is EVERY MEMBERS homes. The BOD represents the general membership to handle such issues on their behalf. So this in turn takes alot of time. If you went by "normal" meeting pace to get it approved it can take 3 - 6 months.

Do NOT do any work before the adjuster comes in. You can put yourself in a world of hurt if you don't.

Thanks, once again this site has been a great help to this newbie. I still have a lot to learn. however there is a problem if we have to wait 3-6 months to get the roof repaired. These Nebraska winters get vicious at times. In 2009 the first major snow storm was October 10. Then we had 2 blizzards in December. I just wish I had not missed the adjusters call yesterday.

If you were a homeowner, you'd act real fast, but working with a board demands procedure.

The insurance adjuster needs to come out and assess the damage. They may even decide to fix it themselves, with their own contractors or tell you to get bids. Then several bids would be gotten and the board would choose the winner, depending on how much the insurance company settlement allowed.

While a stain is normally a sign of roof issues it is NOT a guarantee you need to fix the roof. There could be other things that are going on or it could have been a freak occurence
