We have a new owner that is a real go getter. The Board did give her permission to get bids for gutter repair. She is working on this.
She comes to every Board meeting. Anything the Board has mentioned needs done, she takes it upon herself to do.
She purchased flashlights and batteries for areas where they may be needed for emergency lights. She is painting our entrance railing. She cleaned some of the entry way window sills.
She has not asked for reimbursement for any of her expenses.
I told her today that the housekeeping manager was emailed about the entryway cleaning that needed done. Since she is not on the Board she doesn't get the Board emails.
Should we reign her in?
I would love to have her as our Resident Manager instead of the lady we currently have as Resident Manager that is asking for more $.

I don't see a need to reign her in as it appears that the Board is aware of and approves of everything that is being done by her.

As for your resident manager, if a request for more money comes in - put the job out for bids (or specify the price your Association is willing to pay) and then make the suggestion to her that she should apply.

Did she say she's intersted in the position (of resident manager)?

Perhaps she's just doing those little details that one other person can't get to.

I think if she is interested in the job, she should make a bid for it, listing her qualifications and vision for your HOA, and stated desired pay.

Perhaps even a "job share" could be arranged between the two.

But just because a person is a "tidy-up" doesn't mean she/he is ready to be a manager.
