Is there any information that homeowners can't obtain a copy of . Our board says that we can view them but not obtain copies

Collection reports for ALL owners is one that is sensitive. You have a right to review YOUR account on what you owe but NOT the other owners. However, that information can be provided in "general terms" such as this is how much was collected etc... Collection reports should only be referred to as lot numbers and not individual names.

It is NOT because they are hiding any kind of information by not providing this. The issue is that it is a board issue and they are the only ones that can take legal actions against owners who don't pay. It's not up to the individual member to do so.

Expenditures, approved meeting notes, and contractual information is OPEN information. Usually discussed in OPEN meetings. If you want a copy, then you may have to pay for it. Copies and the work going into gathering this information isn't always easy or free. No one likes a monday morning quarterback review their work either. Your best bet is to attend the meetings to get this information or participate in your HOA.

I have particcipated for years and when I governed all info except the delinquent homeowners report was public. The new board refuses to disclose invoices or receipts, I just wanted to check and make sure I ws telling the special committee right when I stated that per our bylaws and corporate law it was open and they usually are given a certain amount of time ex 5 days in our case to get the requested material

any information other than what is in executive session is available...copies i am not sure how your state operates as far as if they can charge you to make copies or not...

If you can view them, you should be able to obtain copies. Typically, the limitation is on what you may view.

That said, what were the documents you were trying to get copies of? There might be a logical explanation as to why they don't want uncontrolled copies of the information be made known. For example: some contracts have clauses within them about releasing information due to the potential that competitors would discover what was being charged.

Note: The Board can charge you a fee for any copies they provide.

The monthly treasurer's report should tell you everything you need to know.

The "approved" budget amount should be stated, then the total of the year-to-date expenditures. So now you can see what has been paid vs. the budgeted amount.

If the landscaping was budgeted at $2,000 and $1800 has been paid, what is the issue?

Perhaps it is the budget that you need to look at and how the budgeted numbers were arrived at.

Can you be more specific? Usually when I see this question, it involves the lawyer/legal bill.
