Hello:

IM in the state of Florida and IM on the board, Vice President.......I have brought up several times about our front entrance way/,common area's where we have our community sign and other area's of the lawn .....needs additional attendion, perhaps getting some mulch to freshen up the lawn area, but the president of the association keeps putting it off stating we dont have the funds and need the other funds to do repairs on the units.

I stated that our common area's are important to keep up with and 300.00 dollars isnt gonna make a hughe differnece....this preisdent of the association has been on for a few years and think its time she steps down this year WILL MAKE SURE IT HAPPENS......all the time she states is that we dont have the funds.....I tell her all the time it's not only up too you to determine that and it's up to the board members and manager to decide.

What she says is not relevant. It is a responsibility of the BOD to maintain common property. If the Board votes the front entrance should be improved that is it. Bring it up at the next meeting. Also some counties have a matching grand to improve a front entrance providing it faces a major road. Not sure if you would qualify. It does not sound like it. Not if it only requires $300? Gee whiz, how many owners are in your community?

PetunkaM Is correct. The BODs decides. In most HOAs, the president does not even vote to prevent confusion and persuasion. Bottom line, it is the BODs resposiblity and perrogative to vote and see it carried out. It is the best interest of the community, not the best interest of the President.

Thanks I agree with you!! I will bring it up again,hopefully we will get the front entrance looking clean and fresh!!!

Here's an idea. Why not make this a project of volunteers? I used to have a "Volunteer day" where the neighbors could get together and do some cleanup/maintenance on some of the common areas. The HOA BOD should be aware of the project and give approval. However, don't expect them turn over alot of funds for the project.

I will tell you the truth. A HOA is ONLY funded by it's member FOR it's members. To decide that $300 isn't much money and the HOA can afford it, is truly an assumption on your part. My HOA's MONTHLY bills were at minimum $5K a month. We had 107 members and charged $50 a month + $20 late fees. On average, ONLY 90 member paid on time. About 5 - 7 would be late. 3 - 5 of the properties were liened against for non-payment, and the leftovers were a variety of payers/non-payers. Now do the math...We had only $2K in savings...

Where do you think this $300 is going to come from if there are other legal, maintenance, or emergency issues to deal with that month? $300 isn't alot but it is if that's the only excess money the HOA has... It's not a popular or easy thing to raise dues or have a special assessment to cover the real costs of what everybody wants in a HOA...

Thanks for your input Melissa.....but its not going to happen where neighbors could get together and volunteer....we pay monthly dues and the bylaws states that association is to keep up with the maintenance of the common areas. we have only 28 units here. As far as each unit keeping up with there front of units most do keep up with it.

But the front entrance should be the assoication to keep up and make sure it looks fresh at all times.

The Declarations contained in our CC&R's is VERY CLEAR.
Section 2. PURPOSE OF ASSESSMENTS: The assessments Levied by the Association shall be used exclusively to promote the recreational, health, safety, and welfare of the residence in the Properties and for the improvement and maintenance of the Common Area and Common Elements.

A good looking entrance says you are proud of your community.
