I keep seeing references to POAs or converting from an HOA to a POA. What is a POA? What is the difference between the two? Does it apply in all ststes or just certain ones? What are the advantages of one over the oither?

Ronald, POA vs HOA = property owner vs homeowner association. It does not apply to all states. You can read posts from Georgians to see their advantages of being a POA; whereas in Colorado HOA's already have those advantages.

I think it will also help you receive better advice if you would tell us what state you reside in. As suggested by the moderators of HOATalk, us the search box located in the top right hand side of the page. There have been many informative discussions about POA. I, like JulieS are trying to opt. in for POA for the 2007 year.

It’s a lot of hard work but will be well worth it to you, your family, friends and neighbors. I’ve also leaned that the CC&R will expire,where with a POA; the CC&Rs are permanently assigned to the association which is one of the “pluses”. They won’t expire!

I live in South Carolina.

Our CC&Rs automatically renew. Many of the points in the link to the Georgia information are already covered in our CC&Rs.
