I'd recommend doing some research on what you are looking for in a management company. Go to the Better Business Bureau website and do some checking out of available management companies. We didn't use a management company but an accounting firm. They handled our checks, collections, and taxes. It was the BOARD that made the decisions and operated the HOA. Even with a Management company, the BOARD would still be responsible for telling the Management company what to do. Unless the owners don't want an HOA at all, they could just sign everything away to be managed by a management company alone. An option that would need serious consideration and dependant on the needs of the common areas.

It sounds like a good time to set up a meeting with the residents (future members) to discuss what you are all looking for in a management company. You want to use that list when shopping around. It's good to have 3 bids if possible before deciding. You also want to make sure they are licensed and insured.

When you get turned over, expect to have to change your documentation. This means changing many references to the developer. The rule changes/modifications could include the use and duties of managment companies as well. So best to identify these issues now to get your duck in a row.
