I've been involved in two condo associations. The first divided a unit's square footage by the total of all living space and multiplied that number (out to three digits or so) against the total assessment for a unit's share. The current has 3 different unit sizes and uses whole percents of 2, 3 and 4. The 3's and 4's represent very close to 3% and 4% of total living space while the 2's represent about 1.25%. How does yours do it?

We divide it equally amongst all lots. Of course I'm not in a condo.

I am in a condo, townhouse style. We've got nearly 600 units, about 6 floor plans with square footage ranging from 1300 to 2100. Everyone pays the same monthly HOA fee.

From a bookkeeping perspective, I'm sure it makes things much simpler. From a home owner perspective, I've never minded, even though I'm in one of the units with the smallest floor plan. The common area, which is where most of our expenses exist, are the same for everyone to use, no matter what square footage we have.

Ours is divided by the number of units, equally. 100% divided by number of units = X

Very simple.

A couple curiosities:

@Jennifer - are the floor plans grouped in same buildings or do you have various floor plans all combined in the same building?

@Steve - If I may ask, what sort of configuration are you in (single family homes? a complex like Jennifer's? condo high rise?)

Each building has 6 units. The floor plans for the inside units are the same, though some are reversed, and the end units have a different floor plan. Some of the buildings may have 3 floor plans, but I'm not sure about all of them.

I own 2.

One is a condo, one is a HOA. (I hate them both equally. Hehe)

Both are divided the same when it comes to voting and special assessments.
