I live in an HOA with 64 single family houses that are about 40 years old.
About half the residents have volunteered over the years to serve on the Board.
In many cases, because the neighborhood is 40 year old, some of these residents have served multiple times.

Last year it was like pulling teeth for others to join the BOard. This year all 5 Board members are stepping down. In the past 6 years only 5 houses were sold... none of these newbies want anything to do with the HOA.

If no one volunteers to serve on the BOard, does anyone know what happens to the HOA... It is incorporated, so I suspect it follows state corporate rules.

i look forward to the answer... because my HOA is in a similar position, where no one will nominate anyone to be elected to the board. So what does happen when the terms of the board officers expire, and no one wants to replace them?

You're right about the corporate rules, so you'll need to check with the state. The current board has a duty to turn the association over to the next governing body. They can't just walk away. If no one runs and they want to get off the board, they will probably have to petition the courts to have a receiver appointed. Being run by a receiver won't be pleasant. They don't have to listen to the owners and their costs are high. You'll soon have some volunteers.
