Condo insurance in the State of Illinois requires insurance up to the bare walls, floors, ceilings. Our CC states eash unit owner provides his own insurance for his contents, furnishings, personal property. As a owner would you say that i would be responsible for the furnance, water heater, cabinets, shower stall, sinks, etc. Opinions greatly appreciated.

Yes you would be. Those are items that sit or are installed onto the floor, ceiling, and walls. IF the Condo Association did NOT install it or pay for it, then it's the owner's responsibility. That doesn't mean things like electrical/Water pipes running through the walls is covered by the owner's. Modifications to those would have to be approved by the condo association. (Moving a light fixture or adding a shower etc...)

Rule of thumb, if the HOA paid for it, then it's most likely theirs. If you pay for it, then it's yours but may need permission to change.

Hi Michael:

In a Condo in essence anything that sits/mounted within your private air space in the unit is the owner's responsibility.
