Hello!I want to buy condo and i need to make renovations,before closing i sent contractor to make estimate,he said property management requests to buy hvac units from them which is 3 times higher than i can buy it myself.My question is :how can i buy it and make renovations without money pressure from management and without against the rules of managements.My closing will be in 3 weeks.If no way better to loose deposit than to buy condo and actually not be owner of the property.Thanks

Have you read ALL your documents? The bylaws, the rules and regulations and the CCRs - BEFORE you buy?

They tell you WHAT WHERE and IF you can do those renovations.

Just because a management company 'requests' or 'suggests', it does not mean MUST.

You need to know your rules!!

Do not buy a condo unless you have read, understood, and are prepared to abide by the rules and restrictions.

Since we haven't read them (and you have, right?) you may know that they want a particular compressor unit. Maybe there are requirements on size, shape, energy efficiency or noise level. And maybe these requirements push up the price. Maybe you can ask for approval of a different type?

You need to be sure you follow Susan’s suggestion above to read all documents and fully understand what is allowed within the Condo association you are considering. In many cases some of the items you may want to renovate within an HOA must be approved by the Architectural Control Committee before proceeding. Have you received permission to make certain renovations as required potentially in the Declaration of CCR’s?

Make sure you understand and are willing to live and abide by the documents and rules, if not then consider a different community who has rules you are willing to follow.
