In the past we have always had weekly walk-through's from our Mgmt Co. looking for violations. In our community weekly walk-through's are also necessary as we have 90 acres of greenbelt and need to keep eye on over watering, sprinkler's and pest control. (they do this in sections, as we are so large)

Recently I discovered our Mgmt Co has reduced the walk throughs to twice a month, instead of four times. The reason they give it to cut down on Mgmt costs. I question this as we paying them double what we have ever paid a Mgmt Co before.

My question would be to my friends in HOATALK land. What are your normal walk-through schedules, and what do they involve.

After reading "Property Mamgement Fee's" on your site I calculated what our dues would be per houshold. (575)single family homes, It works out to be $19.13 per month per household for the Mgmt Co. We don't have any other aminities other than greenbelt (90 acres) our Mgmt Co handles the financials, and holds a meeting once a month. they have recently cut our walk-throughs down to twice a month (see above)They do send out violation letters, along with past due reminders.

Does this seem a little high to you?

Nancy, the fee looks extremely high to me. Whatever your management Agreement states regarding inspections is what the managing Agent should be doing.

P.S. The association holds meetings NOT the MC; the managing Agent should attend in accordance with the management Agreement.

Don't feel too bad. I've yet to get my contract with my MC. We pay about $21+ for our fees per unit.
No walk throughs, very little action. I'm about to find another one as we are having our third meeting soon. (were new at this).

If you are attached unit's (condo's) Mgmt fees are always higher. Due to shared costs like insurance, roof repair, paint etc. also pools clubhouse's run up the cost. If you are single family homes you may be paying too much for your Mgmt Co. Now is the time to shop around before you sign a contract.
