I am the new President of a small HOA in Georgia (20 townhomes). We are a new community, just 1 year old. I was looking through some of the massive paperwork the previous Secretary handed me and noticed a docment from when the Builder turned over the HOA to the owners. It basically states who the new Board Memebers were and had a the seal stamped on the page.

Do I need to have this done for the newly elected Board Memebers? Is it standard prodedure to have an official document stating who the Board Memeber are? Do I need a notery? Lawyer?

Wendy, no you do not need a notary or an attorney. The official documents are your minutes. Record the election of Board members in the members meeting minutes and the election of Officers in the Board meeting minutes.

Just a side note. In some areas, the minutes are not official unless signed by the Secretary. Just approving them doesn't make them the official records of the association. Check you state's corporate laws to make sure.
