I am new to the HOA and have been asked to be the secretary for the new year. I was wondering if anyone had or knew of a website where I could find a description of the board's duties. We currently have no one willing to step up and be president or vice president in our small community and the ones stepping down are frustrated. They said they took it away from the developers too soon and now no-one whats the responsibility. Also if anyone has some guidelines on how the meetings should go. The one I went to turned into a big drinking party and I heard that was a pretty calm meeting. I think the meetings should be a time to deal with the neighborhood business and the drinking should be done on their own time. Any suggestions and ideas would be greatly appreciated. Thanks.

Teresa, your association's By-laws whould include the description of each officers duties and the powers of the Board. No alcohol should be allowed at a business meeting IMO.

Well TeresaH3,
Look on the bright side, get a few smart friends, you won't need many, and take over the Board. Then you can built from the bottom up, because it sounds like a leader is needed. You sound like you have your head on straight and may discover you are the sharpest knife in the drawer and will receive a lot of satisfaction in a job well done.

Theresa there are a lot of articles out there on how to run a Board a lot of them can be found at http://www.communityassociations.net/ an excellent article that addresses the drinking at Board meetings can be found at http://www.ohiocondolaw.com/articles/understanding_government.htm although some of the information in the article is specific for Ohio and your state may vary.
