I noted several big deal items that needed attention around the property last month. Just before the monthly HOA mtg. I brought it to the PM attn via emai. I got an email back "saying will take it to executive session" and get it taken care of.

Well, 3 weeks later the door to the elevator control is still open, unlocking and multiple other isseus.

I emailed the manager, the same one. He said, this is the first I have heard of this.

I forwarded the email to him where he said "take care of this yadda yadda yadda.

I feel something is really wrong here. Do I really have to take my issues to open session for it can become part of the minutes? I mean, what else can I do but be a broken record??

Elevator issues require special maintenance, so hopefully a company has been called.

The MC should have been able to tell you that.

Maintenance issues shouldn't be discussed in Ex. Sess., but during a regular (open) meeting. If the board wishes to discipline the manager or direct her/him to do a better job, that could be discussed in ex. Sess. as it's a personnel issue, but the items that need maintenance and their solutions should be in the open meeting. If the issues you've noticed aren't being handled, I'd say yes, take it to your next open meeting.

I understand contacting the management company but I would suggest any emails to the MC be copied to one or all of the Board members. This ensures that the Board is aware of the issues and might add a little emphasis to MC that it needs to be addressed.

How about getting up a petition about all these "things" that need attention?

I can't help but believe there are many other homeowners upset with things, too.
