Hello,
My HOA is considering changing on of our community rules that does NOT allow hot tubs to be outside of the home ( on or underneath the deck), there are no back yards to speak of. Does anyone have any good reason or reasons why we SHOULD NOT change that rule and allow them ? I just feel like there might be some unforeseen negative consequences to allowing hot tubs. Any thoughts are appreciated.

The two main items I can think of you will need to consider is how are homeowner’s going to run electric for the hot tub (as you are condos) and do all the other homeowners want to look at hot tubs sitting on various decks. Some small hot tubs can run on 110v; however, other larger ones need 220v. Will the condo’s electrical system handle this issue?

food for thought:

a 5' x 5' x 24" deep hot tub will have a total (concentrated) static water weight load on the deck/patio of (are you ready?) ..... 3,200 punds (129 lb./sq. ft.) + the weight of the tup/spa itself

1 cu ft of water = 64.5 lbs

almost no deck is originally designed to allow a hot tub to be added

MAKE SURE YOU REQUIRE PERMITS TO BE OBTAINED BEFORE INSTALLATION

AND

MAKE SURE THEY ARE "SIGNED OFF" BEFORE SPA/TUB IS FILLED

One reason not to allow them? Cause then the HOA board will want to hold their meetings in one.

Add NOISE to the mix. People rarely use them during the day but mostly at night. Boy, would I love to hear that underneath my deck. The blowers alone, not counting people talking over that noise.

Hi Donna ... can you just imagine those Friday and Saturday late night hot tub parties.

They better be sure to invite the neighbors so they hopefully do not complain.

John ... the more I think and read here the potential issues of having numerous hot tubs on various patios/decks, if you have enough community property and if most homeowners in your HOA would like a hot tub then an idea would be to install a large "community hot tub" that everyone can enjoy and share in the installation and maintenance costs.

Just an idea that may not have been considered.
