i put in to have a thankless heater on the outside wall ,it was approved by the D R C ,and the board stop it , they did not see any reason to put it on out side , the thing is i sent the last request for some information on may 15 2010 , june 17th the drc approved it ,i never heard anything till feb 17th when i asked for a copy of letter , in our ccr s it say if you dont hear back with in 60 days of recite , the home owner can say it has being approved . when i ask the manager the reason it cant go true is that there is a state law that stops a pipe being put true the wall to out side common area , what can i do

Your post is a little difficult to read. However, I think I get the jest of it. Why do you need to put the tankless heater piping outside? Every system I've ever seen has been INSIDE. Is it the actual box or just a pipe to run outside to another level/area? If so, I can understand the concern.

I would do some more investigating and get an actual approval letter before proceeding. That is because if it is NOT approved the HOA can remove it at YOUR cost and lien you until you pay. This can be VERY expensive and unnecessary.

Running piping outside a wall is usually a bad idea as it will need insulating. That black/silver pipe insulation is just NOT attractive. Painting it won't be much better as it will just chip off and degrade the insulation. It seems that the tankless system would follow the old plumbing as many of those systems are retrofitted.

Here are a few examples of what he is talking about. If this is a condo, I can see why it would be an issue. Aesthetics. If its a single family home, I dont see an issue. I doubt there is a state law about venting a heater or on-demand furnace to the common area unless the common area is covered. Or something else weird.
