Our documents are not really clear as to who is responsible for the repairs of a slab leak. Is it the HOA's responsibility or the Owner? Anyone have any experience in this matter?

Exactly what are you refering to as "slab leak"? We would need more information regarding your situation.

I assume you are in a condominium?

Well Beverly I will assume you are speaking about the foundation slab on which your building is built.

First it would be useful to know what type of property we are discussing. Condo/HOA/Townhouses,single family free standing homes etc.

Next it would be helpful to know what the "leak" consists of. Would this be water, groundwater, melting snow and ice?
What would seem to be the cause? Does the slab need repair or is there a drainage problem?

It would also be helpful for you to read your documents the section pertaining to the areas which would be owner responsibility versus that maintained by the property. As they should determine where the responsibility lies.

Have you made the association aware of the issue? And have they responded? Any other owners have similar issues? How were they handled?

If you fill in a lot of the blanks with information and explanations then we might be better in a better position to offer you opinions.
