Hi, Background is complicated but recently we formed a HOA. We are a 7 Unit Complex in San Diego. I have taken on administrative responsibilities and will need to re-write the R&Rs. We still have the original ones, first written in 1979 and, if possible, I would like to download an HOA R&Rs "template" from wherever, then customize it for our purposes. Any information as to where I can obtain such a template would be gratefully received. The present one runs to over 20 pages and hopefully I can avoid retyping the whole thing - thanks. Take care. You're going to need a lawyer for this so I would find one who specializes in HOAs and ask him/her for guidance. You can also search the web and view CC&Rs from various HOAs although most are PDF files that you can't easily copy. You will get some ideas of what needs to be included.

Some of the problems with "old" CC&Rs such as the above are changes in lifestyles over the years such as home offices, sattellite antennas, limits on vehicles, holliday "yard art", etc.

Are you requesting R&R template (Rules & Regulations) or are you requesting covenant documents, Declaration & Bylaws.
There is an absolute difference between all and how they are recorded or not.

The title is "ByLaws of Van Dyke Condominiums HOA" and contains Articles I to X - it runs to 20 pages. We have been left in the lurch and I am trying to sort things out (a lot to do) so I am trying to find a way to avoid typing them all out again. I have found material but it is in pdf format and I am unable to copy and paste so that is why I am looking - and then I would customize to replace our ByLaws so that it is up to date - ours was written in 1979 - thanks.

There is also a program out there that that converts pdf to Word, a friend has it where she works.

I think you'll have pretty poor results with a character recognition program. You will have to proofread the results word for word. Especially since the originals are not very clean to start with.

You might find a typist locally who will retype them into a word processing program for a reasonable fee.

Yeah that's just why I recommended it because it would give poor results. The documents I used were third or fourth generation copies and except for the degree symbol, the only words that didn't get recognized were ones where the copy was smeared. I used an Epson scanner and TexBridge software. Yes you'll have to proofread it, give it to a typist to retype and you better proofread it too.
