We have a FL COA that has our own rental program. Our rental program is hurting, cost-wise and participation-wise. We must be make changes. Our BOD agreed 1 year ago, that a couple of Board members contact those that left. The comments were quite open and revealing as to why. 60% of them felt the problem was with the CAM/Property Manager/Rental Manager. Others items of a much lesser degree was housekeeping, grading of units, etc. The BOD felt this was a personal slam, and DID NOT DEAL WITH ANY OF THE ISSUES. Now owners have indicated that all owners would like to be contacted by questionnaire and allow them all to input. The President has made it very clear he wants no questions asked that would be divisive, especially towards the Manager. I simply cannot understand as BOD myself, how you can fix problems and look at them in the face if you're worried about keeping everyone happy. There are known problems with the Manager, but what's this with the divisiveness issue. You're never going to be able to fix the real problems, if they're not dealt with, right?

If the collective Membership is unhappy about ANY issue, they can call a Special Meeting. See your documents for the procedure on how this is done.

A letter-writing campaign could also bring any problem to the attention of the board. And then there's the in-person mode of getting on the agenda and speaking directly to the board at their meeting.
