Hi everyone,

I wanted to find out the proper procedure to make a rule for the percentage
of homes that can be rented in a community, we only have 30 homes and want
to keep the value of the neighborhood up as well as the appearance.

I do know that the owner is supposed to give the HOA a copy of a renter's
contract so that we do know who is living there, but how do you keep them from
renting after a rule is set in place? And if they do rent, what can you do
legally? Has anyone run into this problem?

I already have had people move out and move renters in without notifying the HOA
What is the best procedure. I am getting ready to write a letter to all the
homeowners to let them know the procedures after I get all the facts I need.
Also on top of it all I have to find the owners that owe past due fees.

I’m learning myself, so I don’t have much advice to give, although I too am dealing with this “problem”

I do know that this particular topic has been discussed in previous postings. Use the search box in the right hand corner of the page and type in “rental restrictions. You will find many previously discussed posted.
