What recourse does an HOA have when I take my 4 lb. tiny dog to my condo for a short vacation 2ce a year? (2 weeks and 2 weeks) and his paws never hit the common ground~ ever. and never a bark. ever.
They said it was an over 55 complex but now there are young families there.. good.
They said Icould not put tile on my floors but now people put tile on their floors.
They said no hardwood floors.. Too noisy.. Now there are hardwood floors.
They say you can't have pets? Well it is not a 20lb. pooper/dooper dog. He is 4 pounds and I carry him under my arm or in the palm of my hand.
Can they fine me-?
Foreclose on my place? (I heard about Fla. HOA's)

Justification of a varience of your rules or ccrs or bylaws do not exist amongst most HOA BOD's. Yes, they can fine you even if you have the dog there for only two weeks. A favor by turning their head to your dog opens them up to claims of inconsistent rule enforcement. This is not a fun thing to enforce.

In the light of owning a condo, we as owners are and should be aware of the governing laws, documents, and rules. To knowingly break these hoping not to get caught or seek justification whether a little dog or a 100 lb Great Dane, Rules stick.

It would be wise to make other arrangements for your pet, it's like roulette. You might get cuaght, you might not. Be prepared if you gamble a fine may occur per your rules and regulating docs.

Contact your HOA BOD and ask if in doubt..
