We are in Florida, many condo owners have had enough with our Property Manager in her lack of performance and rudeness to Guests and Owners. They have called a meeting to discuss this with the Board. What Florida Statutes regarding her performance and licensing (CAM License) is she bound to that we can use to accomplish this and get the Board's attention. 7 member board, 4 are supporting her. We cannot get a good dialogue going to find out why half of the Board supports this nonperformance. We have asked for a meeting in 2 weeks. So far, no objection, the CAM is getting very nervous about this and will fight to prohibit such a meeting. She has been here for 10 years, threatens to quit, crys, etc. The Board officers cave and then we start all over again. Our property is going down hill, sales & rentals continue to dive. Any suggestions would be greatly appreciated.

You will need to have physical proof in your presence in order to contact the Dept of Licensing, if indeed she is licensed. This is up to the Board to hear complaints against her prior to filing a complaint with the Department. But unless you have some darn good proof of job misconduct,the accusation that rentals and sales have fallen because of her will absolutely not work and make your group look pretty bad.

She cannot block a meeting between the members and the Board because the Board should be calling all of the shots, not her. First, make sure that her license is up to date because that would be the best way to rid yourselves of her. The Board should give the members a chance to be heard but you had better have some valid proof that she is guilty of what you are accusing her of. She threatened to quit? That would take care of the problem, wouldn't it?

Stop making this so personal!!
Make a list of the jobs you need to have done and ask why they aren't getting done.

Try not to even bring up her name. Keep this objective. The lawn is cut or it is not.

Focus on the task, NOT the person.
