We want to hire a CAM for our 600 home community but we do not have a sample contract for a CAM.
Does anyone know where I can get a sample contract?

All of our CAM's have worked for a Management Company. They always had their OWN contracts, which they present to us....then we work with them on the wording that we want to change before signing it.

For example: Our current company's contract stated that they could spend $500.00 for expenses with no board approval. We changed it so they couldn't spend ANY of our money with out our knowledge.

Anna brought out a good point. Every board should consider asking for changes to the contract to be made prior to signing - if the request is reasonable, the company should be willing.

What should be done prior to hiring a company is for the Board to outline what it is they want the company to do:

Association is seeking bids for a Management company or independent contrator for a x home development to perform the following duties:

a
b
c
d
e

Please direct question to [contact info]. All bids must be received by [date] to be considered.

Then send this to multiple companies.

As suggested many times the contractor would provide their contract to your property eleiminating the need for you to develope your own. I would find this would be the case for most contractors. Most Board members lack the knowledge to put together a complete services contract for most areas.

If you solicate several bids then have each provide their contract review all of them pick what you like and perhaps things you don't like and then go through the contract your first pick might supply making the changes you think would suit your property best.

Our current MC had their standard contract we went though it line by line and discussed any detilas we didn't want or wanted. They were more than happy to make changes we both agreed on.
