We are a townhome HOA in Florida. We are repainting and want the homeowners to have a say in the new color. It is not in the bylaws that we have to do this, but we want everyone to have a say in selecting the color. Are there any state guidlines that state that changing the building color requires a community vote? Are there any guidlines that stipulate what percentage of a vote we need when selecting a color? My friend lives in a condo and he sayd to change the color an official vote needed to be done.

Do you have a committee that is choosing the color pallete?
You can ask for input from the homeowners at an informal "Paint Color discussion" session. If no one shows up, then let the committee decide. I'd suggest 3 choices.

PS - anything in the CCRs about color restrictions?
How are doors and windows chosen?

Erin,

Unless your governing documents state that a vote must be taken by the members to change the color of the paint, NO, there are no State laws which state that the members must be involved in the color choice. With a condo, there usually is not an Architectural Control Committee but if you do have such a committee, then the guidelines and restrictions must state that the members do have a choice. It is very nice that you want member input but before you do, be prepaired to narrow the color selection down to 2 or 3 colors at the most.
