Just wanted to wish all of those who post here Happy Holidays and best wishes for the coming New Year.

Lets hope 2011 sees an improvement in some of the difficult areas our types of property ownership has seen in last few years.

And perhaps people would come to realize we all sink or swim together, there is no enemy and working for the common good in the end will be more positive than finding fault and placing blame.

I would like to echo that sentiment as well as request all to take a moment of silence, perhaps say a prayer, for those who can not be with their family and friends at this time of year.

Jon, Tim and all of the others who endure the trials and tribulations attempting to make our HOA's a better place to live.... There will always be problem Boards, problem members and problem documents but in the end, to quote Jon, "And perhaps people would come to realize we all sink or swim together, there is no enemy and working for the common good in the end will be more positive than finding fault and placing blame.

I wish the best for those who work themselves at a sometimes thankless job with their associations and for those who do not take the responsibility to become involed, I say "Try it, you might just like it"

I would like to say a big THANK YOU to all of you who so generously give your time on this site to help others. I truly believe that the positive impact you make is more far-reaching and powerful than any of you realize. I applaud you for your dedication and efforts on behalf of everyone living in HOA's!

To all my HOATalk friends and fellow posters: I wish you peace, happiness and good will.

If you have running water today be thankful. The main water line pipe in our county broke last night. Thousands of us are still without water or extremely low pressure. They don't expect it to be fixed until Sunday. Great way to spend the Christmas weekend. I'm learning to haul water and boil it to wash dishes....just like my great-grandma.

I'm especially grateful to so many of neighbors who took the time last night to call me and demand (of ME) what I was going to do about it!

Aaaah....the joys of being a board member. Sometimes you just have to laugh.

Merry Christmas and Happy New Year everyone!!!

Why not go into your closet and turn on that "special" water valve you and only you as a Board member has?

We had a blackout several years ago, the entire Northeast and within 45 seconds (yes that was seconds) I got a call asking when the power would be on.

Guess, dumb runs from Florida to New York.

Jon---THAT'S FUNNY!! Had that problem before, too, when the electric went out, AND every time the cable goes out.

Mother Nature killed a bunch of our "tropical" trees during the hard freeze last winter and I'M responsible for THAT, too!!!

Some of us are wondering if in the new year we might encourage legislation in NYS to improve HOA living. If you have any ideas I would like to be in touch with you. Are you in NYC area or upstate?

Just wondering what you might hope the folks in Albany could do to improve HOA living.

Seems to me they have done little right to date with the state and their getting involved might make things worse.

How about you???? What part of the state do you reside in??????

I understand that licensing of managers is one area that CAI is currently pushing. I am really interested in how Maryland started their county dispute board for HOA's. I am not sure if the state is involved in that or just the county. Interesting concept. At least it gives people a place to go if they have issues. I also bet that it promotes accountability!

I am in the Rochester area.
