We have a 7 member board of 134 unit condo in Florida. In the past 2 months we have resended and revoted 3 times on what I consider major items. ie Voted to hire a new property manager-5 days later have another meeting-resend the vote & revote to not hire. And this goes on, and as one of the board members, I am wondering if this is common? I am starting to loose confidence in any votes if I think that next day or week someone on the board will change their minds & here we go again on the same issue. Help with your suggestions or thoughts.

Previously passed motions can be recinded or amended, IF the rules are followed, especially the Notice of the Meeting. All board members must be notified of the new motion in plenty of time. (See your own documents for guidelines)

If your board is voting, then recinding or amending the same motion over and over again, then it has not done a good job in really investigating the motion. Hence, the mind changing.

If you feel the motion should stand as passed, then vote no on the recinding, which usually takes a 2/3 vote,not the majority.

It sounds to me like some don't like the choices of the voting.

Are you absolutely sure that the membership votes to hire a new manager? This is not normally a job for the membership to chose but a Board decision.

Also, is the Board giving the membership the proper 48 hour prior notice on every one of these meetings?

As for the Budget, that is normally adopted by the Board. The membership gets to preview it but don't usually vote to adopt it.

How old is your association? There are thousands of old associations in Florida that have antiquated documents which commonly used these voting practices but for modern times, how the members vote and for what reason has changed.

It sounds to me like someone is not doing their homework. Whoever is proposing the motion should have given the board ample info to allow them to make a decision as to whether to vote "yea" or "nay". If this isn't happening that is probably why the votes are being rescinded.

It sounds to me like your President isn't doing his job. A good President can control how a Board spends their time and what needs to be voted on and what doesn't.
