"the appearance of the building is not to be changed in any manner" My view is refering to the structure of the building? What else? If there is dirt and you replace it with mulch, would that be included, rocks,bricks,plants?

Adriana could you pleas post the entire covenant? CC&R's are like the bible in that you can pick and choose phrases to mean what you want them to mean unless taken in context.

Are these documents (CC&R's) your current ones for the co-op? Your title says "from OLD covenants Fl"

As many of us have tried to point out to you, there is a strong possibility that you may not have new covenants that were filed with the changeover from condo to co-op. If they are current, then what you are interpreting them to read is wrong. Removal of soil against a door and replacing it with mulch is not going to get the landscape police out after you. What do you mean by "bricks"? A wall of bricks, bricks used as edging? What kind of plants? Does the HOA take care of those plants and bricks or is this in your personal space.

You are correct they never filed with the change over, they are not current.
Since I moved here, the rules say no pets, there are pets, the Board, president has her own fairy garden in a corner? Last year the lanscaping was poor, I bought plants and mulch and used bricks for edging,nobody said anything. And the rummors are that since they never filed, nothing really will stand in court. I did meet with an attorney who confirmed your believe, but his advise,was get rid of the property. Old minutes, indicate it's been proposed a few times to file properly, but was voted down by the majority? They are older and dont want to spend the money,and rule without consistency or respect to others. Another tenant, made modification on his place, that required licensed contractors, without permit from the city nor the Board, nothing happened. And now he is the President.
