So we can compare Management fees, where would I find a list of HOAs in my area? Recorders office or, title company or ?

Now days, it is called the Internet. I don't know about California but the Secretary of State will have a list of all of the non profit corps. Here, our County Register Of Deeds has the County HOA corps listed on the internet website

You can obtain a listing of all California CID's by county from http://www.cidregistry.com/ at a minimal cost.

Comparing management fees of one assn to another is more or less like comparing apples to oranges. Unless everything about 2 assn's is absolutely the same -- size, amenities, total size of common areas, services requiredm, etc. -- the costs will vary. IMO, the best thing to do is to get quotes from 3 companies and go from there.

Instead of comparing management fees, as it may be difficult to find two associations identical enough to compare apples to apples, why not just solicit bids from as many management companies you can find. You can explain to your current company that you are happy with their work but in this economy, the Board feels that they would not be practicing due diligence unless they reviewed bids. Then ask the company to submit a bid.
