I am on the BOD in a Board-run townhome HOA; however, only four out of the one hundred six units the homeowners actually live on the property (myself included). (We are trying to raise the dues to support our community and hire a MC.) We are locate two miles away from Louisiana State University in Baton Rouge, LA. The tenants are either children of the homeowners or renters. Being so close to a major college we are basically a 'college-town,' thus bringing numerous problems. Can anyone offer me any advice on what to do and what to watch out for? THANKS!

Your controlling documents, Declaration or Bylaws, may provide guidelines on how much your Board can raise assessments each year without homeowners approval. Otherwise it probably requires approval of a majority of the owners (hopefully proxies are allowed) at a duly called members meeting. It is often done by approval of the annual budget at the annual members meeting.
