Does anyone know what Oklahoma Laws/Statues that govern HOAs? I have been told it is Statute 60-501 “Unit Ownership Estate Act” but can not confirm. I question this is not the statute because it specifically mentions buildings not neighborhoods.

Based on this websites Community Associations Network and a brief google search it appears that this is the only law Oklahoma has regarding HOA's. Granted, this law appears to have been written for condominiums, but many States use to only have laws for Condo's and didn't address Homeowner Associations. Typically, for those States that only have Condo laws, Associations tend to follow what is applicable in that statute as this is the only statute available if challenged in court.

In reading section 60-502 of the act, it appears that the Association needs to elect to be governed by this act (emphasis added):

60-502 A unit ownership estate may be created by an owner or the
co-owners of a building by an express declaration of their intention
to submit such property to the provisions of the act, which
declaration shall be recorded in the office of the county clerk of
the county in which the property is situated.

Therefore, if you Association chose to be covered by the act, I would expect that your Associations governing documents would refer to this act at some point.

If your Association is incorporated, your States corporation laws will also apply.

If you look at the link I have attached for Raintree Silver Ridge Townhomes in Tulsa, OK it references Title 60, Section 501-530 on page 2 of their Declaraion of Unit Ownership Estate, or CCR's.
