We insure over 1500 HOA's nationwide. I know this response is 18 months later, but I can still help.

Call or Email me.

We contnue to use an agent from Smith Parker Watson in Hollywood Florida for our 310 unit HOA. The actual company is located in Arizona but licensed for Florida we have used them for 21 years no complaints. But watch your deductables they are very high for Florida do not accept over 10 percent.
Do not use Allstate they ran out of Florida after Hurricane Andrew, do not use State Farm there rates for Florida are 2-6 thousand more than The state company if they will insure you send me a email

Charlie,

Here's a frown -- :-); LOL means "laughing out loud". I would never frown at someone spending 21 years on the board. Better to laugh about it than cry! (grin)

Nobody is willing to do it except me. We are a starter community of 307 homes. I have learned a lot and you would be shocked at what I have learned about what the local city is responsible to do. Example why pay a lawyer to enforce your docs when the city building dept is supposed to do.
Example why go thru the grief of being the bad guys to enforce parking thats what the Local Police are supposed to do. These people are paid to do what you want.
How to do it is simple: Help 2 city commisioners to get elected the start using emails They give you a written record. Use them as your Rabbis just once but cc them on all emails. You would be shocked at what is out there for the asking. Ever hear of EAR-MARKS? Sen Hillary Clinton just put in for 2.3 Billion Dollars worth of stuff. I have gotten free Mailbox replacements for my community for just 1 email. The list is monuments what you can get for just 1 2 emails.

Thats why I stay as a BOD member. People need to understand when members verbally attack BOD members they are not complaining about the BOD but the fact they got caught. Thats what people do. So learn not to take things personal and get things done. Thats why you joined your BOD anyway!

John,

Can you explain your remark: "Example why pay a lawyer to enforce your docs when the city building dept is supposed to do."

I've never heard of such a thing, but of course, that doesn't mean some city building dept's don't do this.

Regarding the P.D. enforcing parking. Well, they do and they don't! They will respond if you report an abandoned vehicle. But they won't respond if you report your neighbor's car parked on the street in violation of your HOAs rules.

But I certainly do agree with your philosophy of how a board member should think. No, you cannot be thin-skinned and let every little thing bother you. But, after awhile it does get old. All I can say is you must be a real jewel to put up with it all for 21 years. My hat goes off to you. :-)
