We are a small community of 14 units and I am currently seeking out recommendations for an HOA mgmt company. We are paying $220 a month PLUS water and I know that we are paying way too much based on other town homes for sale in the area. I have sought out quotes from two companies and never heard back from either of them. I'm frustrated and getting nowhere. Can anyone suggest a reasonable company that I can get in touch with?

Are you saying you're paying assessments in the amount of $220/mo plus the cost of water? What does your assessment have to do with a mgmt co? If you don't have one now but want to hire one your assessments will increase appreciably. On the other hand, if you have a mgmt co now, by self-managing you can save alot on the monthly assessment. It shouldn't be difficult to self-manage a community of only 14 units, even if it is a condo community. Of course you would have to find board members who are willing to do all the work themselves.

Yes, we are currently being managed by a company and paying them $220/month. We each pay our own water bill as we have separate water meters (installed by our mgmt co-there are pros and cons to this). The community water bill comes out of our $220. We used to manage our own complex but people werent willing to do that anymore and Im sure no one would be willing to do that again. We do also have 3 foreclosures in our complex which complicates matters. We are located in East Phx.

Sorry,but I'm still a bit confused. Your water bills wouldn't be deducted from the mgmt co's monthly fee but rather from your monthly assessment. What you pay the mgmt co and what your monthly assessment is are two different things. Also I think the developer would have installed the water meters not the mgmt co.

Correct our common area water bill from the city is taken out of our monthly assessment (or dues). The HOA co has an in house water metering division that installed the meters. So not only are we paying our own water (which used to be included in our dues) but there is a rental fee for the meter every month. One of the many reasons we are looking for another company!

What you mention has nothing to do with the mgmt co, at least not from what I can tell regarding what you have posted.

Perhaps the reason you now must pay your own water is because too many member abused the system. When any utility is included in the assessment (or rent when living in an apt), some people will abuse the system and not care how much water they use or whether their doors are open and the A/C is on.
