I have a feeling we are paying too much for HOA Management dues. Would like to know how much other HOA's are paying. Do you pay per door or a flat fee or ? The management company collects dues, hold board meetings, takes care of reserves and spending reserves but that is about it. We pay $35. a door, what do the rest of you pay, and where are you? We are in Northern Calif

Costs varying depending on several factors. Type HOA - Single family homes, townhomes, or condos; services rendered; costs in your area; and many other factors. Without listing the total time required for the services rendered it is meaningless to try to compare costs.

Thanks for responding Roger, we are paying $35.00 month/mgmt for 18 units and actually we are a TIC HOA. HOA dues are actually $385 which covers the monthly management fee. I'm getting the feeling most pay about 10% of annual budget, is that more realistic?

We are a single family home development of over 700 homes. We pay $2.25 a door/per month. The company collects the dues, pays the bills, maintains the accounting records, sends out letters for covenant violations as directed by the board, fields all the correspondence and phone calls dealing with the HOA. ---Basically all the day to day operations. They forward questions and architectural requests to the board members for action.

We are also located in N.Cal. we are a 400+ single family develpoment. We pay under 10.00 per month plus some extras for mailings and other incidentals.It appears to me like you are paying a rate as if you had onsite manangement. We are considered a Portfolio acct. which means they only give us a portion of the PMs time. We get all the other services including bill paying, accounting, violation and meetings support.

When our development was just starting we paid a similar per door number.

Although I know that a small assn will generally pay more for any type service I do think you are being overcharged. I wouldn't be surprised that the mgmt fees are much higher in CA, but $35/mo per door is extremely high. My HOA pays around $4/mo per door. We have 1,702 homes and the home values range from $200,000 to over a million. BTW, the value of the homes has nothing to do with what the mgmt fee should be! I would suggest checking with other mgmt co's in your area. You can't compare apples to oranges so asking other HOAs what they pay will not give you a good idea of what your assn should pay, but seeing that no one pays anywhere near $35/mo per door should tell you something isn't adding up.
