I purchased a PUD/Townhouse in June and have yet to move in because it was a shortsale and needed work.
I read the CC&Rs and have been doing my renovations accordingly.
Two board members who live there have been hassling me because I changed my front door and door leading into the garage. I replaced the old rusty beat up doors with new white doors with windows. The CC&Rs state the upkeep of the front door is up to the owner and only changes that are VISIBLE from the street need approval. My front door cannot be seen anywhere from the street, it can only be seen when you actually walk on my property. I havent received letters yet. Apparently they have been sending them to the previous owners despite me being on title since June. Also, two other homes in the development have different front doors and have had them for years BUT they arent bothering them. I am the newest and one of the youngest owners. I dont want to create a problem but telling them they are discriminating against me due to age is a thought that has crossed my mind.
I also want to move my side fence my neighbor and I share forward about 10 feet. My neighbor is ok with it. Right now we have side windows that look directly into each other and side yard space that is ours but we cannot use. My Dad mentioned maybe we should put solid front doors back on because he feels if we battle for the front doors we wont get approval for the fence....even though I own the land. Not to mention, there is no consistency in fence placement when looking at the other units. I'd rather have more side yard then a front door with a window but its the principle of the matter that bothers me. I am improving my house and which helps the value of the others. They are trying to keep things 20+ year old. The CC&Rs state that changes that are consistent with high end developments in the area are ok.
Being a PUD I own the land. The HOA is in charge of the greenbelt/exterior maintenance of the place.
