I live in Oregon in a community that has a vote coming up to extend the CC&R's after 12-31-2010.

The vote requires 55% of lot owners to approve the extension.

The Planned Community Act in Oregon states that there must be a 75% of votes required for an ammendment?

I have searched the internet and found differing opnions in different states but nothing for Oregon?

It doesn't sound like it here in Fla.

An extension would seem to infer a "renewal" of sorts as though they are expiring.
An ammendment the addition, deletion, or other modification to the language of a document.

Your CC&Rs apparently are expiring on 12-31-2010 and are apparently written so that the members will vote to renew tham with a 55% passing vote required. This is NOT an amendment to them but an extension of therre life to the HOA. An amendment is when any wording to the CC&Rs gets changed, thus requiring a 75% yes vote to change.

HOWEVER!!, your own CC&Rs may have a number other than the 75% to amend. Look in your Bylaws to see what amendment numbers are required. It should be under voting and or amendments. Yours may be different than the State's 75%
