Thanks to all who have responded to my past questions. You have helped me tremendously in my dealing with Management and President. i have been trying to obtain copies of some of our Documents, contracts etc. since March of this year. Now mind you after all this time the manager has told me that it was not nessesary the Board has this ( I am Secretary) or questions the board, why we want them. Always excuses. also I had requests for the Community Assoc.(Master) CC&R's. Monday he told me his Boss was off that day and he could not give me a copy of his contract, as it was locked. The President said she had a copy and if she could find it, she would make me a copy.( how is that for a President) my requests have previously been ignored or a put off. Now, on wednesday The manager tells me how to obtain the CC&R of the Master assoc.for a cost of $52.00. I have religiously searched on the internet and copied many,many articles, searched and copied from the State, spent over $200.00 on Books. Now at the Board meeting we are informed by the manager that he has complete control of the Assoc. and the Board did not have a worry, we know the President makes final decisions, but she never discusses those decisions with Board, before giving to Management. they have taken all the Boards duties away. We were under the opinion that our CC&R's is presitant over all. you see in 10 years the Manager has never been questioned and he and the President resent that. They both were very unprofessional at the meeting. We could see they were very annoyed with us when we arrived. President opened meeting, secretary signed minutes and financial monthly report, no new or old business was discussed, no adjournment of meeting. I could go on and on, but i am sure you get our concern. we would like any and all advise any one could give us. hope this will be the end of all our concerns. I myself will not give up, as I care and am very concerned for our Association. Thanks much to all

Thelma ... I obtained copies of documents I did not have through the County Records. They may charge a fee per page for a copy, but at least you will get your information.

Thanks much for your quick reply. naturely I am very concerned with the Manager now, how is the Board to know what his duties are, without having a copy of contract. can you imagine all the hassle a few Documents have caused. Would county records have these contracts? We have always been told that CC&R's rule.

You go girl! I wish that someone had questioned some of the crap that went on in my HOA before I bought. No one complains until the problem is huge and affects them.

If you have enough support of your fellow Board members, I would make a motion that that "Bill" replace "Fred" as president. While it would more than likely take a membership vote to replace them on the Board, most Board's elect or appoint the officer positions and have the power to re-assign them.

Thanks so much to all of your quick replys. Your info has been so helpful to me, I highly recommend this site. when I was elected to this Board, I wasn't knowledgeable on any subject, but let me tell you, that after 6 months , with all my articles recieved ,books, many, many phone discussions,(bad management,president, which made me determined to learn)I feel I just about have it! -- and thanks to you Donna-Tenn. I plan to get with you on your web-site. I am hanging in there.
